Vacant Stage

Starting at $2350

Vacant staging establishes scale, function, and flow in an empty home, giving buyers the visual cues they need to engage. We design each stage specifically for the property, using full-scale furnishings and intentional layouts that support the architecture, price point, and target buyer. The goal is a presentation that helps buyers understand how the home lives, guides movement through the space, and creates momentum from the first showing through offer.

Occupied Stage

Starting at $750

Occupied staging works with what’s already in the home, refining and editing rather than starting from scratch. We assess existing furnishings, layout, and flow, then make targeted adjustments to improve scale, clarity, and buyer perception. The goal is to help buyers see the home itself, not the homeowner’s life, while keeping the process efficient and respectful of daily living.

An occupied consult is a strategic, walk-through consultation designed to help prepare a lived-in home for the market. We evaluate layout, furnishings, and buyer flow, then provide clear, prioritized recommendations to improve presentation without introducing staging inventory. This service is ideal when sellers want professional guidance but plan to implement changes themselves.

No…and in fact, we expect that you won’t be. We work best by being able to be in “the zone” and that requires us to be able to focus on the task at hand. Furthermore, we move fast and are coming and going with bulky, heavy items; maneuvering around others not in our crew runs the risk of injuries or damage.

It might feel weird to you at first, but all staging decisions are at our discretion. Staging isn’t the same as interior design; we are making our selections for the buyer, not for the seller.
